Hotel prices in Gudauri have risen by 10 to 15% compared with last year, according to observations by hotel operator Maia Murachashvili, as the business news portal BM.ge reports. Ahead of the season opening announced for 20 December 2026, new winter sports facilities and access to the resort are also in focus.

Higher prices driven by rising costs

Murachashvili attributes the higher room rates to more expensive fuel and food, along with rising wages. Some operators have raised their prices even further. At her own establishment, the adjustment is intended to cover the higher expenses.

The hotel operator is confident about the winter season. There is already interest in bookings, and she expects stronger demand for confirmed, prepaid reservations from early December.

For holiday apartment owners, this brings ongoing financial planning into focus. Alongside the achievable nightly rate, the costs of cleaning, property care and running the building are key factors.

New lifts and more ski runs

According to BM.ge, investments of GEL 31,000,000 are planned in Gudauri. The plans include two new lifts, a 200-metre conveyor lift and six kilometres of new ski runs. Snowmaking systems along 7,500 metres of slopes and lighting for night skiing are also planned.

In our view, the expansion programme addresses an important factor in the resort's appeal: a varied and convenient winter sports offering. More options on the slopes make a stay more attractive and give nearby accommodation providers further selling points as they compete for guests.

The journey is part of the holiday experience

At the same time, the industry is calling for progress on roads and parking. In another BM.ge report, Miranda Esakia, co-founder of the mountain resorts' business association, describes a section of road in the Meneso Valley on the route from Tbilisi to Gudauri that remains unfinished. Around three kilometres have reportedly been under repair for five months.

According to her account, the journey currently takes four to five hours, compared with around one and a half to two hours previously. There are also traffic jams on the access road to New Gudauri, particularly around New Year. Unregulated parking further complicates waste collection and can obstruct emergency vehicles.

The industry is thus identifying specific tasks for the resort's next phase of development. In our view, expanding winter sports facilities also means ensuring that daily life at the resort is well organised.

What does this mean for buyers and investors?

For a holiday apartment, the quality of the location begins on arrival. When comparing properties in Gudauri, you should therefore look beyond the distance to the lift and consider the actual access route, available parking spaces and how snow clearance is organised. It is equally important to understand how building management, waste disposal and guest changeovers work in winter.

The planned facilities broaden the picture of the location's development potential. When choosing an apartment, it is worth checking access to these amenities in person. An easily accessible apartment in a well-run building connects the expansion of tourism facilities with a rewarding stay for guests.

Our conclusion

Gudauri is approaching the winter season with rising hotel prices and an extensive expansion programme. The planned lifts, ski runs and additional amenities show how Georgia intends to further develop tourism in its mountain regions.

We see this as an encouraging outlook for the location. If winter sports facilities, accessibility and local services improve together, Gudauri will continue to gain in quality as a holiday destination. It is precisely this combination that also strengthens the long-term appeal and lasting value of holiday properties.
