Georgia plans to advance highway construction on several routes simultaneously in 2027. Infrastructure Minister Revaz Sokhadze announced an unprecedented scale of work, as Business Insider Georgia reported on October 30, 2026. The Tbilisi bypass and new connections from Rustavi are central to the plans.

Four sections around Tbilisi

Active construction work on all four sections of the Tbilisi bypass is scheduled to begin in parallel in 2027. This gives one of the capital region's key road projects an announced timeframe for the start of construction.

Procurement procedures for the Rustavi-Sadakhlo and Rustavi-Red Bridge routes are already under way. According to Sokhadze, the tenders have been published and bids are currently being evaluated.

Progress in Kakheti and further projects

The minister announced that construction on the Badiauri-Bakurtsikhe route in Kakheti would continue next year. On the Kvesheti-Kobi section, he said the arch of a bridge had been closed, marking an important step in a technically demanding structure.

Other projects mentioned include widening the Kobuleti bypass to four lanes, the Sarpi tunnel, the Stepantsminda bypass and the new Natakhtari-Zhinvali route. More than GEL 1,000,000,000 is also planned for rehabilitation of the domestic road network in 2027.

Sokhadze links the expansion to a stronger transit and logistics role for Georgia and better connections within the country. The projects therefore concern both international freight transport and access to the regions.

What does this mean for buyers and investors?

In our view, land and commercial locations around Tbilisi and Rustavi deserve closer attention. Better road connections can improve conditions for logistics, business development and new residential locations. On the coast, the Kobuleti bypass is relevant to connections towards Batumi.

When comparing locations, it is worth looking at planned interchanges and actual access to the plot. For logistics sites, the connection to the main highway matters; for residential properties, convenient access to jobs and services also counts. This helps translate a major infrastructure project into its practical benefits for a specific location.

Our conclusion

The announced parallel construction projects show the importance Georgia places on expanding its transport network. Each better-connected location opens up opportunities for businesses, residents and investors. We see this as an important boost to regional economic development and a stronger foundation for the long-term appeal and value growth of property.
