Batumi is an internationally oriented property market on Georgia's Black Sea coast. In August 2026, foreign buyers accounted for 52 % of registered apartment transactions. Their share was 48 % in July, according to the published Colliers data for August and July.
A total of 1,235 apartment transactions were registered in August, down 4.3 % from the same month a year earlier. The higher foreign-buyer share therefore did not coincide with an increase in the total registered transaction count, as the August report shows.
Registered Purchases and Off-Plan Presales
The sales statistics are based on transactions in the NAPR Public Registry. For new developments, contract signing and registration can take place at different times. Presales registered as sales later therefore enter the statistics later. This registration lag is also described in the Galt & Taggart Batumi market report.
For the August comparison, Colliers also points to numerous transactions registered in bulk across several developments in August of the previous year. This raised the comparison base and affects the reported primary-market decline. The explanation appears in the report on the August data.
Why Foreign Buyers Choose Batumi
Batumi combines several factors of interest to international buyers: proximity to the sea, a tourism setting and general access to Georgia's residential property market.
- The sea and tourism: The Black Sea location connects residential living with beaches, restaurants, leisure facilities and holiday rentals.
- International buyers: Apartments can serve as a home, holiday property or investment.
- Access for foreigners: Foreign buyers can generally acquire residential property in their own name. The legal framework includes the Civil Code of Georgia and specific land rules such as the restrictions on agricultural land.
- Infrastructure and services: Hotels, restaurants, entertainment and services can strengthen a location's appeal outside the main season as well.
- Letting potential: Holiday and long-term rentals offer different uses, depending on the location, apartment and management arrangements.
Ukrainian Buyers and International Demand
Ukrainian citizens also form part of Batumi's international buyer base. The Galt & Taggart developer survey lists buyers from Ukraine together with Russia and Belarus, alongside buyers from European countries, Israel, Türkiye and Arab countries.
Intended uses can range from a home to a holiday property or long-term investment. Buyers therefore have different priorities, including living comfort, accessibility, letting or local property support.
What International Demand Means for the Market
The international buyer base shapes the apartment market on Georgia's Black Sea coast. At the same time, developments compete for buyers and future tenants. The following factors therefore become important when choosing a property:
- Transparent prices compared with similar apartments
- The quality of the location and developer
- Suitable specification and a realistic handover date
- Professional management and clear running costs
- Realistic expectations for letting and potential appreciation
A high international buyer share does not replace careful property selection. Whether a development suits your aims depends on its specific features and contractual terms.
Not Every Project Benefits Equally
Batumi offers different development concepts, locations and specifications. Overall quality is therefore decisive for buyers. Particularly important points include:
- Location: Proximity to the beach, boulevard, city centre, infrastructure and year-round services.
- Developer quality: Experience, completed projects, financing and reputation.
- Construction progress: A clear schedule and a realistic handover date.
- Contract: Clear provisions on price, payment plan, specification, delay and handover.
- Running costs: Management, maintenance, service fees and communal facilities.
- Letting suitability: Suitability for holiday or long-term rentals and an appropriate target group.
If you plan to let the property, assess income and costs across the full year. Location, specification, management and seasonal demand affect the apartment's actual letting prospects.
What Does This Mean for German-Speaking Buyers?
Batumi may interest German-speaking buyers seeking a holiday apartment, an investment or a property for personal stays. The purchase should match your budget and intended use.
Your decision should not rely solely on the price per square metre. The project's overall quality matters: Buyers should know who the developer is, when handover will take place, which costs follow the purchase and how realistic the letting prospects are.
Local arrangements matter as well. Clarify which services are provided for handover, management and letting, and who will act as your contact while you are away.
