Fitch has revised the outlook on Georgia’s sovereign credit rating to positive, as Business Insider Georgia reports. Its growth forecast for 2026 has also risen from 6.5% to 7.5%. The country’s economic momentum and larger financial reserves are bringing it into sharper focus for international investors.

Larger reserves, strong growth

The report identifies higher international reserves, prospects for a sustainably smaller current account deficit and strong growth as the main reasons. Gross reserves reached a record $8,200,000,000 in September 2026. That was $2,000,000,000 more than at the end of 2025.

Fitch describes growth as relatively balanced and driven mainly by investment and exports. For 2027 and 2028, the agency expects a gradual slowdown towards its estimate of medium-term growth potential of 5%.

What the positive outlook means

Investing.com also reports that Fitch affirmed the long-term foreign-currency rating at BB. The previously stable outlook was revised to positive.

The rating assesses the state’s creditworthiness. The outlook describes the possible future direction of that assessment and, in this case, signals the prospect of a later upgrade. For international providers of capital, this is an important reference point when assessing the country as an investment destination.

What does this mean for property buyers?

In our view, strong growth combined with larger financial buffers improves the foundations for long-term investment. An expanding economy can support employment, business development and demand for housing. It also creates more scope for investment in infrastructure and services.

For you as a buyer in Tbilisi, Batumi or the surrounding coastal towns, this development is therefore a positive signal about the location. Areas that combine economic activity, good accessibility and an attractive living environment are particularly interesting.

Our conclusion

Georgia’s economy continues to build stronger foundations: investment and exports support growth, while larger reserves strengthen financial resilience. We see this as a boost to the country’s continued development. Over the long term, a stronger economy also creates better conditions for vibrant neighbourhoods, sought-after properties and their value growth.
