The weighted average apartment price in Batumi's newer developments reached $1,408/m² in September 2026, up 5.2 % from September 2025. The figure covers both direct developer sales and resales, as shown by the published Colliers data.
Market segments followed different paths: Registered primary-market transactions declined, while resales in newer developments increased. Colliers points to bulk registrations in the previous year that affect the comparison.
The transaction statistics are based on entries in the NAPR Public Registry. New build presales may appear in registered figures later if time elapses between contract signing and registration. This registration lag is also described in the Galt & Taggart Batumi market report.
How the Average Price Is Composed
The weighted average combines apartments in different locations and of different quality. Alongside lower-priced properties, higher-priced developments near the sea, boulevard and city centre can enter the calculation. The apartments registered in a particular period therefore also affect the reported average.
According to Colliers, the 10.7 % decline in the average primary-market price reflects a particular comparison effect: Numerous transactions in a high-priced development were registered together in September 2025. Excluding that development, the weighted average primary-market price would have increased by 4.6 %. The calculation is explained in the report on September data.
Primary Sales and Resales Follow Different Trends
In September 2026, registered transactions involving apartments in newer developments fell 11.6 % from the same month a year earlier. Transactions involving older apartments rose 8.8 %, according to the Colliers analysis.
Within newer developments, registered developer sales fell 38 %, while resales rose 27.3 %. Each change refers to the comparison with September 2025.
| Market segment | Change in registered transactions | Change in average price | Source |
|---|---|---|---|
| Developer sales | -38 % | -10.7 % | Colliers data |
| Resales in newer developments | +27.3 % | +9.9 % | Colliers data |
| Newer developments overall | -11.6 % | +5.2 % | Colliers data |
Colliers attributes the primary-market transaction decline particularly to numerous bulk registrations across several developments in the corresponding month a year earlier. The higher comparison base therefore affects both the interpretation of transaction counts and the assessment of individual price movements. The background is set out in the September report.
What Determines Batumi's Price per Square Metre?
The average of $1,408/m² provides a benchmark for the market segment covered. An individual apartment's price depends on location, specification, view and completion status. The benchmark comes from the Colliers market data.
Particularly important factors include:
- Location: Central areas, proximity to the boulevard or sea and infrastructure differ from peripheral locations.
- Sea view: A direct sea view can increase the price.
- Floor and orientation: Both affect views, light and usability.
- Specification: Turnkey, White Frame and Black Frame include different works and fit-out costs.
- Communal facilities: Pools, gyms, reception and security offer comfort but may also increase running costs.
- Developer and project quality: Experience, construction progress and management matter for future use and letting prospects.
What Does This Mean for Buyers?
If you buy in Batumi, assess the price per square metre alongside location, specification, additional costs and rental potential. Distinguishing between primary purchases and resales is also important:
- Primary purchase: Buying directly from a developer, often with installment payments during construction.
- Resale in newer developments: Buying from an existing owner. Completed apartments may be available for use sooner.
Both options can make sense. A developer's offer may provide modern specifications and suitable payment plans. With a completed resale apartment, the actual condition and building quality can be inspected; existing rental records may also help the assessment.
Assess Rental Returns Realistically
A high price per square metre alone says little about the actual return. Occupancy, management costs, maintenance, furnishings, seasonality and management quality are decisive.
Before buying, clarify:
- How much are the management and running costs?
- Is the apartment suitable for short-term or long-term letting?
- What is the actual demand in the specific location?
- What spending is needed for furnishings and maintenance?
- How realistic is the projected occupancy?
