The ART Riverfront hotel in Tbilisi held its official opening ceremony on 30 October 2026. According to broadcaster Rustavi 2, Georgian Prime Minister Irakli Kobakhidze and his Azerbaijani counterpart Ali Asadov opened the hotel together with Mayor Kakha Kaladze. The report puts the investment at $68,000,000 and the room count at 152.

Azerbaijani investment on the Mtkvari

According to Marketer.ge, the hotel belongs to Absheron Hotel Group and is located on Dodo Abashidze Street on the Mtkvari. Its opening gives the economic ties between Georgia and Azerbaijan a visible address in the capital.

We see the completion itself as a strong signal for Tbilisi as an investment destination. International capital has taken shape in a completed hotel development that expands the city's tourism infrastructure.

Hotel and offices in one location

PASHA Real Estate describes the complex as a combination of nine hotel floors and more than 5,000 m² of office space. The development brings hospitality and the workplace together in one location.

This mix is interesting for urban development: it combines different uses and creates opportunities for business travel, meetings and services. We see this as an important contribution to a varied urban environment.

What does this mean for property buyers?

For buyers and investors, the surroundings of developments like this deserve a closer look. An upscale hotel and complementary office space can provide fresh momentum for dining and services, strengthening a neighbourhood's profile.

We focus particularly on how accessibility, amenities within walking distance and residential quality work together. For anyone assessing an apartment nearby, the newly opened hotel provides a tangible reference point for the area's development.

Our conclusion

ART Riverfront adds new tourism infrastructure to Tbilisi and a visible investment from a neighbouring country. We see this as an encouraging sign for Georgia's development as a business and investment destination. Projects like this bring life to the capital and, in our view, strengthen its appeal and the foundations of property value over the long term.
